Sales deed with one land and sold another land

The seller sold land with X survey number and attached 7/12 of Y survey number.
The actual land X agreed to be sold is ancestor property in three brothers. It was not even transferred to him by his father at the time of sales deed. It was noticed after 10 years that it was fraud and he sold other land in registration document. All directions mentioned in sales deed are shown of land X and but 7/12 was attached from land Y.
The buyer has possession for the same land X from 10 years.

now  seller is denying to do rectification in sales deed. The witness are saying that it was fraud, ready to come in court.
what are legal options available ?

Consult a local prudent lawyer with relevant documents for filing a civil suit for declaration and permanent injunction.

Forget the above extract, never deliver possession and remain silent without any worry, and after two or three years gift the same property to some of your children and get the same registered.  Do not show your panic to outsiders and give an opportunity for further threats and act as though you are not aware of the nature of the property, and it's a division in metes and bounds among co-sharers etc.
