Bakshish patra

My uncle has given my father a bakshish patra. If my father get die then can we children sell that property without any dispute

What is the property involved in Bakshish (I think it is used for "gift"). Show the document to a local prudent lawyer for better appreciation and proper advise.

You have to get succession certificate from the courts. The Succession Certificate is used for transfer or possession of property or for paying debts or security on behalf of a deceased person or for collecting debts or security on behalf of deceased.

The straight answer to your simple question is you can sell the property on the death of your father subject however to the claims of your other siblings and mother who under Islamic law are sharers of the property.
