deed v/s agreement

what is the basic and conceptual difference between deed and agreement?

1. A Deed (Sale Deed) is a final conclusive & irrvocable "Conveyance" of the Property.

2. A Agreement to Sale, is only the terms & conditions, is a tentative & revocable agreement, which if finalised would reach Conveyance (Sale Deed).
