Eviction rights non residnetial short term leas

Sirs: I have leased 2 flats ea 1500 sft combined into one to a company for running a play scholl and their corporate office from May 2011.Located in T Nagar Chennai.Lease agreement initially valid for 11 months.10 M advance, 11 PDCs for 11 Months.Not registered. 1 flat in  my name and sons' name both living in  Chennai; another in daughters' name. Electrical Sevices are combined, it is virtually a combined Unit of 3000 SFT. Assessed  as Commercial by Corporation based on lease agreement ; CMWSSB was already Non Residential. Agreement not renewed formally after 11 Months due in April 2012 but PDCs paid. Again no renewal done in March 2012 and  this time even PDCs not given. Rent being paid by cheque within 10 days of due  date. Agreeement has a specific clause that only 2 renewals provied ie 33 Months max as the property required by the lessor thereafter.Letter and spirit of agreeme nt not honoured. Require premises for own use - combined Residential ( Mediccal Reasons-Ground Floor) and Non Residential ( Regsitered Buisness Consultancy Services) as property in outskirts where we live now has to be sold for meeting Medical and Subsistane needs ( 5 senior citizens in family).. Short question is whether the case falls under Short Tenure Tenancy for purpose of automatic eviction under TN ACT even though not registered with them. Grateful if  some one can advise..
