Do not assume and have doubts. The building permission/approval takes care of land use. Before purchasing a flat demand for copies of entire documents as given to other owners and get a clear legal opinion on the title through link documents. You can also seek information under RTI from Municipality or Corporation on the usage of the land in which you are going to purchase a flat.

For confirming it as residential property or NA converted, you may obtain the conversion approval letter given by the concerned land revenue department for conversion of agricultural land to NA.
