gift deed cancellation unilaterally by sub registar officer

I am Chakravarthy from Hyderabad..my mother has given me the gift deed on 3rd June 2016.... we had some difference of opinion now that she cancelled/revoke my gift deed at SRO on 27th Feb 2019... SRO says he has followed the rule/section no. 26K registration act he says he has the power to revoke my gift deed WITHOUT my consent and notice in this regard need your advise and appointment.

Yes.  The Sub Registrar has followed the rules and registered the "Revocation of Gift (settlement) deed"  executed by the Donor (your mother) unilaterally as per HOD  instructions issued under Rule 26(k) (i) & (ii).  If you aggrieve,  file case in HIgh Court.

Any gift duly accepted and registered can not be revocked "unilaterally". Consent of "donee" is must for registration of Cancellation Deed.

if i go to court how long does it take to get order in my favour? i have entered registered rental agreements with the tenants.. will i able to get the rents.
