Gift deed/ family settlement

my maternal uncle wants to gift a house to his sister that is my mother...the said house is jointly in my uncle and his wife's name...the gift deed has to be made in my mother and my name...

the said house was constructed by my uncle in a building where he bought the fsi from the plot owner...since he constructed the flat he decided not to register it...now they have moved to america and he wants to gift deed it to my mom and me...presently my mom holds a power of attorney for the house in which she has the authority even to sell it...

what is the exact procedure that we have to follow for the same...what documents do we need...how long will the procedure take...and my aunt and uncle are in the USA so they cant be physically present for the same...also because my aunt is not a direct blood relative the tax wil be 5%...is there any way the tax amount can be reduced.

Your uncle has registtration a Gift Deed in your and your mother favour and U pay full stamp duty and registration fee as per rate of government. (WITH LAND AREA AND CONSTRUCTION AREA MENTION IN THIS GIFT DEED.)
