GPA and Joint development agreement

One of developer who is developing a  residential project :

titles are

a GPA holder got registered GPA and Joint development agreement from land lords, but in in Joint development agreement developer has rights,share of 80%  property  only and 20% to landlords.

now GPA holder sold 100% property to other parties, now this ratio is applicable to parties also  or only GPA holder?

Under development agreement if 20% is given to landlord, it is landlord who should sell that 20%.  developer is not entitled to sell that portion.
