Gpa through aggregator to acquire the property

Dear Sir

I would like to ask your kind advise. At present, I am going to acquire a property for 4 acres through an aggregator.

I have come to know that the aggregator will not register all 4 acre property under his name. He informed me that he will have “General Power of Attorney” (GPA), authorizing him to execute any transaction regards to these property on behalf of all landlords of these 4 acres.

As informed by the aggregator, the parties to be mentioned in the agreement will be my family and the aggregator.

My inquiries are as follows:-

1.     It will be practical or not. Supposed that 1-acre land is legally shared among 5 people. It will become that 20 owners (5 people X 4 acres) who has to register in GPA to authorize the aggregator to execute transaction on the property on behalf of them with me.

2.     Through the "GPA", is it legally binding to do registration for these 4 acres by the aggregator for land registration to our family.

3.     How can we make a payment to all landlords. Our family are afraid that if we make a payment through the aggregator, money might not some ways go to all landlords.

 

Our lawyer does not show in details how these method will work. While waiting for second opinion, we are writing to ask for your kind advice because we are really concerned.
