Hindu undivided family

My great grand father had some agricultural lands and a house It came to my grand father and my grandfather wrote a will and registered it stating that the property should be divided between his two sons. My grand father died in 1970. After my grand father died my father and his only brother did not sold any of our property. My fathers elder brother died in 1995 and also got a death certificate. My father is 5th child in the family and he had 1 elder brother who is no more, 3 elder sisters and one younger sister. As per the hindu succesion act my father is having one of the elder sister survived and she is eldest in the family. Will she become a kartha? who will be the coparcenar in this situation? It is an ancestral property. My father partationed only the house between my father and my father's elder brother sons in june 2006. Agricultural

land is still not divided. Are my  aunt's eligible for the property?
