How to buy a flat if the owner is deceased person

How to buy a flat if the owner is deceased person whereas his wife selling the flat. Is leagal heir certificatie required? If required, Who will provide? Can we use the certificate for home loan if it is provided from thasildhar of Mysytery?

Get copies of such original document, copy of legal heir certificate, tax paid receipts showing mutation in the name of wife and insist for signatures of all legal heirs in sale deed.  When you are investing in a home the entire hard earned money, you should not hesitate to take professional advice from a competent local lawyer.

Get title of the property verified through a local prudent lawyer before finalisation of transaction.
