The property has no disputes, but since it's an ancestral property the land documents are lost/damaged. The Patta has the heir's name on it. Obtain title report from an advocate. He will undertake search of the title for the last thirty years and also records of the revenue department such as adangal etc and furnish his report. This should be acceptable to the authorities concerned.
