Thank you for the suggestion. On what ground my mother could get a court order to eject them? She doesn't need the place for herself.
The Rent is very very low and they are not staying there as the elderly lady is now staying with her son as they have their own and better condition and modern residences.
The reason they are holding the property is to get money from my mother or two cents of land. My mother doesn't have money to give it to them nor does she want to give away two cents of land.
Could you kindly advise as how to approch this matter effectively?

landlord is bound to do repairs under section 14 of mrca , if landlord neglegts or fails to do repairs tenant can make repairs himself after giving 15 days written notice to landlord to carry out repairs...!
