Is registry of a property not enough for mutation of buyer's

Dear Sir !

I bought a flat in Indirapuram Ghaziabad inSep'2010 and the registry was done at the sub-registrar's office.I applied for the Mutation at GDA this year. All the documents required for the purpose by the GDA have been submitted by me including the Registry and an Indemnity bond to secure the GDA in case any loss occurs to GDA due to mutation done by them in my name . and public notices have been carried out in newspapers. No objections have been raised by anybody for doing the mutation in my name . But just before asking me to deposit the fee for mutation, the GDA asked me to produce 'no-objection' from the sellers. But since the sellers are not traceable I submitted one more indemnity to secure the GDA from any loss that might occur to them as 'no-objection from the sellers could not be submitted. However the GDA is not accepting the Indemnity in lieu of the no-objection affidavit from the sellers and are insisting on it. Kindly advise if the registry not enough for effecting the mutation in my name as the sellers have already transferred his rights on the property through the registered deed? What course of action is available to me if the GDA does not agree to mutate the property in my name even after submitting all the requisite documents including the indemnity in lieu of the seller's no- objection affidavit?

GDA is trying to extract money from you through its dalals. Once the property is registered there no further need of NOC from seller

The registered sale deed should suffice.

If the seller appeared before the Sub Registrar and registered the sale deed then what is left to be performed by the seller?

Is it narrated in any of the procedure that even after sale deed is registered NOC from seller is to be produced or the seller has to appear before GDA?

All such procedures should be  available on  website of the authority.

Try to meet the Estate Officer  and explain the grievance.

If nothing works approach your lawyer.
