Land division between brothers

My husband and his elder brother have a vacant land in Chennai. It has been registered on both their names. Now they want to divide the land equally and register in each of their names separately.

 

  1. As the blood relation is coming into picture, how to go about this?
  2. Could anybody inform us what would be the stamp duty and registration charges.?
  3. Is the new guideline value in TamilNadu going to affect us in anyways if we do the registration later?

They can draw 'Deed of Partition' amongst them annexing the plan of the property showing the partition line.  Such Deed requires compulsory registration.  You may consult a lawyer in your place or meet the sub-registrar who can guide you as regards stamp duty and registration charges.
