Shop on 99yrs lease against monthly rent. The leasee has passed away. The legal heirs have been paying the rent but after 3yrs leasor refused to take rent anymore without change of name. Its been few years that rent was not accepted. Also legal heirs are unable to come to an agreement among themselves about change of name.
In this senario my question
1) can the leasor refuse to take the rent when the heirs are willing to pay?
2) can the legal heirs pay the rent without going for change for name ?
