I have a commercial space in Beta Tower, Sector 3, Vasundhra, Ghaziabad - 201012.
I have not yet started utilizing this space.
However, the Service Agency is asking to make the payment of Maintenance Charges.
Doubt 1:
I am unaware, whether I need to make the payment or not, without utilizing the space - I seek expert's opinion and case laws.
Doubt 2:
The Service Agency is charging the amount on Total Area (i.e., Super Area).
The Service Agency got signed the agreement that the charges are on super area.
Whereas rendering services only to common areas.
I need expert's opinion and case laws

I am looking for a judgement stating that in a Commercial Complex, without utilization of commercial space maintenance charges should not be paid.
