Married daughters rights in parents property

I was adopted by my grandmother (naani) in the year 1999 as per adoption deed which was not registered.

my naani has 3 daughters including my mother . one of her daughter expired 30 years back leaving behind a son who was adopted by the other sister in 1999. 

there is a dispute as they are claiming rights on the property . 

how will the property be divided.

does the son of a deceased married female who is being adopted by her sister claim the rights of the deceased married female.

they are not ready for mutual settlement . 

is legal suit the only option?     . what are the cost incurred for partition suit.?    how long does it take? .

the properties are registered on naana"s name .

one of the properties was purchased by nana. and the other is ancesteral property with sole rights of nana.
