Dear Learned Advcates, and Members,

1) Non Occupancy Charges

My CHS lists the following items in the Quarterly bill to the members of the CHS

i) Maintenance / Service

ii) Sinking Fund

iii) Emergency Fund

iv) Water charges (common water meter, cost divided)

v) Extra Paint & Repair fund

vi) Emergency Fund

vii) Parking Charges

viii) Interest on dues, if any

ix) Non Occupancy charges

x) Municipal Taxes

xi) Extra Curricular activities and Cultural Fund

Queries;

While calculating the Non Occupancy charges, which is supposed to be max 10% of the Maintenance, should the society consider ONLY the amount under the head Maintenance or should it add ALL the above, including (a) water charges, (b) the various funds, (c) Parking Charges?

2) Associate Member

Does an Associate member (in this case, son) have to be an occupant of the flat or can he be staying in a different city permanently, but also be an associate member?

as per my interpretation of bye laws, associate member should hold jointly the share of society but his name is not first. it is wholly irrelevant where he is staying. consider this - mother and daughter pair, mother is member, daughter is associate member. daughter gets married and goes to US.she still stays as associate member right.
