Around chennai there are plots available for less cost than patta lands. There has been encouragement buying those plots and sellers promise that since the panchami lands had seen more than 3 owners there won't be any problem in future on the ownership of those plots. The plots are sold for lakhs of rupees and the seller signs on a paper affixed with stamp which is really a worry. Buyers include retd. govt servants in high rankings and wealthy people.
1. I would like to know the legal issues & risks associated in buying plots of Panchami lands around chennai.
2. Can there be patta granted to those plots in course of time?
