if the original sale deed is lost then the seller needs to register an FIR for the same. seller should take the photocopy of the registered sale deed to the sub-registrar office to obtain the duplicate sale deed copy.

Further, the buyer should give an advertisement in two local news paper for inviting the objections about the sale,  seller should be asked to give an undertaking cum indemnity bond in favour of buyer for any third party claims arises in future due to lost documents.
