We have a shop in a chawl in Mumbai, which we had bought under Pagdi system in 1974, the original Landlord for the property expired 10 years ago, since then till atleast 2010, no one had claimed ownership on the property, in 2011 a new landlord had come claiming ownership title to the property, however, he has not yet asked for rent till date, he has had a discussion with us for redeveloping the property,however, he does not look genuine. we are interested to either sub let the property on leave and licence or do the sale outright, could you please help us under this circumstances how can we get this done,
Can we claim ownership to the property by paying any outstanding dues/taxes to the goverment authorities? considering we have bought the propertynearly 40 years ago is there a legal way to do it?
If we want to sublet the property, what is the procedure what type of agreeement need to be made for sub lease?
