plz help...

survey no details should be exact or final total..

Example :

REAL DETAILS OF SURVEY NUMBER 

ACCORDING TO THE REVENUE DEPARTMENT

Survey No (sf no ) 100 ==> 1.12 Acres

Survey No (sf no)  101 ==>2.00  Acres

Total of both sf is    ==> 3.12 Acres 

 

WHILE SELLING :(MISTAKE IN SF NUMBERS)

Survey No (sf no ) 100 ==> 0.95 Acres

Survey No (sf no)  101 ==>2.17  Acres

Total of both sf is    ==> 3.12 Acres 

 

" HENCE THE FINAL TOTAL IS CORRECT IN BOTH THE CASE "

 

QUESTIONS :

 

1) Is this correct ? changing the details while registering?

 

2) which is considered FINAL TOTAL OR SURVEY Number in this case ?

 

3) If only the final TOTAL IS CONSIDERED then we can put any number in survey details , in which we can match with Final total ? For Eg: SF NO 100 ==> 0.10 acres and SF NO 101 ==> 3.02 Acres .. so the final total is right -- 3.12 acres .

 i am not clear about your query, but with the limited information i can say that you have to go by what revenue department says. IF you can provide more information will be able to give you better advice .

Thanks for u r information Adv.Raghavan sir, 

My doubt is whether the Final total is considered while selling or Details should be exact to each survey no so that the final total also wil be correct.

** We sold with the wrong Survey details as i said before. but the final total of both survey no is correct **...

whether is the sold document get a perfect legal or do the purchaser need to put a rectification document regarding the sale...

there is no other way, You have to inform the buyer about this, I am not aware what the PATTA says if u have sold according to patta it doesnot make any difference, if u have sold according to sale deed which differs from patta then u have a problem and u have to go for RECTIFICATION DEED ONLY which will be costlier now as it involves new survey numbers.

ok sir, Finally then my buyer is the loser . Can i claim the property which was left from the registration.

Example :

Patta details :

survey no 100 : 1.12 acres

survey no 101: 2.00 acres

final total of both : 3.12 acres

sold details :

survey No (sf no ) 100 ==> 0.95 Acres

Survey No (sf no)  101 ==>2.17  Acres

Total of both sf is    ==> 3.12 Acres 

 

so in survey no 100 , 7cents has missed according to the patta . So can i claim for that 7 cents which have not registered properly as i said earlier.

so in survery no 100 , 7 cents have left from the registration according to patta details . So whether do i am have right to claim the 7 cents.
