Follow "Beware of Buyers". The title of the seller, previous documents of the vendor, Fair Adangal (Pahani) Copy, ROR-IB, EC etc have to be verifeed. Enquire about the antecedents of the person who is vendor to you and property (because, there are fradulent registrations by fardulant persons. inspect the property in person. verify the the photographs and thumb impression the seller ( for Sec.32-A of the Act), tax receipts or bills, etc. Get the saale deed drafted by a Seniro Document Writer and the best is an Advocate.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.
