What is the validity of supplementary development agreement in court if they are not registered? The main Development agreement is registered, however supplementary agreement is not? Supplementary agreement also represents a major change in percentage sharing between land owner and develper. will it be valid without registration? what penalties/ stamp fees is required to register it?

For admitting agreement in court of law it is necessary to get the document duly registered as u said there are major change in percentage sharing with developer and land owner

without registration of supplementary only the mother agreement will be considered and interpreted between the parties
