Property documents

I have plot in Rohini that is acquired by DDA. I have the following papers: Deed of sale, General Power of Attorney, Affidavit, Will from first & second seller. Original owner had given all the property documents to first seller he never gave it to the second seller and now first seller is dead. So I am missing in my documents is orignal property documents(chain document).

I am interested in knowing what my options are?

Nothing to worry. Pl apply for a certified copy of all the documents, from the respective sub registrar 's office.Also you must apply for an encumberance certificate on the property to check if any encumberance have been created.

Thanks for your response.  I had purchased land in Delhi, India in 1996 and received GPA, affidavit, agreement to sell. Never got it registered as thought what I had was registration papers.  I know better now but I am trying to search for options if any?

Ok. Did you pay any sale consideration for the GPA or for the agreement to sell...?

I had paid cash i believe it was one Lakh +for the land. Exact amount is in the documents.

If the General Power of Attorney mentions that you have paid consideration, it amounts to an irrevocable POA.

Yes but i don't have the chain document that you are supposed to have from the original owner. What are my options in that case?

In this case, you may have to go for declaration of the title of the property in your favour. This decree will ensure you obtain title on your property.
