Dear Friends,

Greetings from Tushar Parmar from Jamnagar, Gujarat.

We are a tanent in a property which was belonging to our neighbour where, we are running our business. Now, the new owner has not collected the rent from us since last one and half year. We have been utilising this property since more than 70 years now.

Sir, I would guidence what may happen in future? Whenever we remind the landlord for the rent, he is not responding properly. What could happen if landlord does not accept the rent? What are the precautions from our end to avoid any legal disputes in future?

dear Tushar ,

follow these instructions as soon as-

1.You are tring to give the rent but owner is not accepting it ,this fact is known to you and by the owner but court will not accept it. Sen the remaining rent by medium of money order and keep the receipt with yourself if owner doesnot accept the money order of the rent you are sening atleast you have done your efforts to give that rent and you are clear from your side.this is the forst step you have to do .

2.after completing the first step and if the owner does not accept the rent through money order, immidiately after it file a application to the divisional collector of your area requesting him to deposite your rent on behalf of the owner.
