Property title clear

Hi Experts, 

    I am purchasing a flat in Navi Mumbai. The flat is in the name of father and his Son. Father died in 2010 and he had not made any "WILL"  in his son's name. He is survived by his wife, 2 son, and a daughter. 

While applying for the loan the bank is asking for Heirship certificate to avail loan. I came to know, it will take   4-6 months to get heirship certificate. 

If i will wait for heirship certificate (4-6 months) , the owner (son) will raise the value of flat.

What to do? Is there any process to fasten the heirship process?

any other alternative available to avoid any legal hassles later and get the loan from the bank?

yes there are ways to resolve the propblem. but the son needs to get the legal heirship certificate.
