Query regarding fair rent

Dear sir,

 

I have purchased a Property from with the following details

 

The Building is More than 50 Yrs Old.

Area of Property Approx 5500 Sqft with Two Stories Residential Building

In the Ground Total Area Occupied by a Factory. and  They have not to pay any kind of Rent 

to me from 01/08/2010 (Date of Purchase of Property), The Factory Renew his trade licnse without 

my cosent vide pay some bribe to License officer.

My Question is can I take a any Legal Action against Factory of File a case for Fair Rent

2) And Waht is value of fare rent ?
