Rectification of property sale agreement

Hi,

We own a terrace flat in our complex. Recently we realised that though the only entrace to the terrace was via our flat, and we were told by the owner and the real estate agent that the terrace belonged to the flat there was no documentary evidence for the same. We browsed through the agreement and saw that all the earlier agreements had the point mentioned in the sale agreement that the terrace was a part of the flat, and it was being included in the sale of property.  This point has been excluded in our agreement and we have overseen it too.

If we want to get this sale agreement rectified, how do we go about? Do we have to pay the stamp duty and registration fees again?
