Reg patta and FMB

Dear sir,
In our patta , our land has mentioned that 17.25 feet in bredth but while checking FMB it is showing as 13.75 feet. which one will be right ? kindly guide me

Sir actual is 13.75ft but we have doubt that other 3.5ft is with neighbour land
