Regarding sell deed of property

is it compulsory to have my name in 7/12 utara for making sale deed of my flat( I am reciding in a flat which is situated in a co-operative society comprising of 250 such flats in Ahmedabad)

No. That is not the requirement.  But, the new buyer when trying to get his name entered in the 7/12 will find it difficult as immediately before him, your name will not be available on the record, thus breaking the chain. Therefore, you may have to get it regularised by paying compounding fee.  Check up with the Authorities.

Name of a member flat owner does not appear in the 7/12 utara of the property. You can sell your flat on the strength of the membership share certificate and the registered document of your purchase.

The name of the Co-Operative Housing Society will appear in the 7/12 Utara after tha builder executes a conveyance of the plot of land to the name of the CHS.

Names of the members of the CHS are not included in the 7/12 Utara.

Yes, with the formation of the CHS, the Record of Rights needs to corrected.
