Regarding terraces

Dear Experts,
Just wanted to know that whether builder can sell open terrace which is attached to the unit / office without mentioning consideration amount for the same. What is the definition of common terrace which builder can not be sell or transfer or assign to anybody? Please help me out. Thanks

1.  Open Terrace spaces are all classified as "common open spaces" & Free of FSI, under the Regional Town Planning Act and CANNOT be "legally" Sold or Purchased or Registered or Leased.  It is a prosecutable offence under MRTP, Fire Act& BMC Act.

1. You can find all relevant information about the related rules & laws in the MRTP Act, the BMC Act and the Fire Act.  It is too lenghty to be described here.
