Regarding will

1)I have 30 cents of land in which there is house. The house is in the southern part. i wish to give that 15 cents to wife and the rest 15 cents to my brother. Is it enough if I write in the will that- "The 15 cents towards south portion consisting of house is to wife and the northen part 15 cents to brother? Or should a skectch be done and attached in the will?

 Can a sketch be attached wih the will while registration?

2)I have an office space wchich I donate to trust. 

3)I have another 20 cents agriculture land adjacent to my sister's house. I need it till my death and hence would not like to sell it now. But I wish the value of that property to go to a trust. But  the trust usually does not like to have agriculture land at present. 

3b)My sister is ready to pay for that land and put that into trust account. but if I write will in her favour, my wife may not be pleased.  So- can I write in the will like this- "The agriculture land...... should go to trust. But if my sister pays the trust by crediting to the bank account ....... Rs 5 lakh, then sister will have full right over the property.

3c)What will happen if both trust and ssister keep idle?

 

4)Is there any time bound for the execution of the will after my death? 

 

5) What right does my mother have over my self earned properties? 

6) I am a govt employee and my wife can get pension easily of more than 12000/- as per today (we have no children) Can I donate (= write will ) of my gratuity, GIS insurance, etc to trust or my mother or wife can claim in it?

7)I have another property (just the top portion of the building of a poor person). His house was leaking. so- he asked me to construct on the terrace and the house above the terrace is in my name. I wish that to give to him. but, so far i have not disclosed this even to my parents. Because they do not like my donating nature. Hence I do not wish to write this specifically in the will.

So- if I do not write anything about it, then my wife will get it as natural heir and will be a disturbance to him. So to save him- if I write in the will  "In case if any property is left not mentioned here- will go to trust" [and ask personally not to disturb him- they will agree ], will the will be legally correct?

 

8) If I sell anyone of these properties before my death, will it affect the other properties?

9)All the properties mentioned here are self earned except the agriculture one. The agriculture one is gift deed. I know just the survey no, of the agriculture property. i do not have the original deed. I do not know the date of regitration of that property. Is it enough to mention just place, area and survey no. in the will ?
