Registration of property

With so many agrieved transferee that I face in my practice, I feel Government should enact a law to the effect that the transferor should be bound to register the conveyance within a time frame, failing which a penalty should be imposed on the transferor. This will take care of unnecessary litigation.

Transferor usually delay the conveyance and demand huge sums to regularise the title of the transferee. This will also benefit the respective governments in getting the revenue in time.

Generally there will be a clause in the agreement of sale about registration of property within the stipulated period. If the builder violates the clause the purchaser can approach the consuer forum against the builder for deficiency of service.

But that would take time in disposal and then the transferor can always go in appeal to the State Forum.
