Rent agreement

Dear Sir/ Madam,

What will be the increase in rent after 11 months os Rent agreement.

Does it has any rules to be followed for that.

Dear Akhila,

It is believed that you are from Bombay.  (Each state has its own rent control act).

 

 

 

10% rental increase is normal in Metro cities.  But Maharastra Rent Control Act 1999 says something else altogether.  It is the landlord’s prerogative to fix the rent and increase it at the rate of four per cent per annum from the date of the commencement of the Act. He can also increase the rent at the rate of 15 per cent per annum for improvements and alterations provided 70 per cent tenants consent in writing. The landlord can also increase rent at 25 per cent per annum for special or structural repairs, exclusive of any repairs carried out under the Maharashtra Housing & Area Development Authority (MHADA) Act. He can also increase rent due to any increase in taxes.  So rent can be increased anywhere between 10% to 25%.

 

If you wish to pick quarrel in court, you will spend more than what you are paying are rent per year.  If you go some other place, you will end up paying double than what you are paying right now.  So decide judiciously.

Please mention correct legal wording , once you state rent , second time you state 11 months . So it confuse me whether you are Protected tenant or Licensee . 

See both are different terminology in Maharashtra Rent Control Act 

Now exactly who are you will determine the ans to your question
