I own a three bedroom builder floor with roof rights in Ghaziabad area U.P., which is given on rent for 11 months. The rent agreement is made on Rs. 100 stamp paper.
The 11 months agreement will be expring on January 31, 2014, and tenant wants it to be extended / renewed for another 11 months. Please suggest:
1. How many times the rent agreement of 11 months be renewed?
2. Should there by any gap of time in two rent agreements? In this case, should I make a new rent agreement wef 1st February or shuld there be a gap of a few days / weeks, to make a new agreement.
3. Is it prudent to rent out the house to the same tenant for 2/3 duration of 11 months?For how long should one enter into agreements of 11 months duration each?
4. any other precaution to be taken while entering into agreement..
Please advise.
