Renting out a vacant land

Hello legal advisors,

Need your advice.

I have a piece of land around 25 cents which I want to rent it out for vehicle parking for ex., lorry parking because they won't put temporary shed and easy for us to vacate whenever we need the land, but for the past 5 years I am not getting good tenant for rental, but iam getting good offers from people who are ready to take vacant land for rent but they will put temporary shed for their usage. Now my question is can we rent the vacant land for a tenant who will put the temporary shed on their own cost. In such circumstances can we sent out the tenant whenever we need that land or any litigation will incurred in sending out the tenant. Because of the above confusion I am not giving the valuable property to any one whoever coming with an offer of temporary shed.

Request you to throw a light on the same.

This is purely your personal decision which do not involve any legal dispute except in the circumstances when the prospective tenant do not vacate demised premises, presumably it is pre-emptive query..

Thanks for your reply,

But when I approached my lawyer what he suggest is don't give a vacant land for rental and it will always create a problem, instead you can construct your land and rent it on the same so that it won't create any litigation and more over rental agreement is valid only for constructed building not for empty land. So dont rent out as a empty land.

Because of the above reason I have raised the above query, request you to advice me on the same.
