Road access

Sir , A plot was inherited by 2 brothers and a sister ( Mr. X) , (Mr. Y) and (Mrs. Z).This plot layout is like this: 1st Mr. X’s share . 2nd Mr. Y’s share . 3rd Mrs. Z’s share .I purchased Mr. Y’s share of plot ,while purchasing Mr. Y told me that the access road to his share of the plot is through the end of Mr. X’s plot through which Mrs. Z can also access her plot . This is a personal private road used only by the families residing there. Now I want to sell the plot which I have purchased , no buyer is interested to buy since they have spread the rumor that there is no legal access road to my plot. Also I don’t have any written document which proves this. What should I do to convince my buyer’s ? This plot is located in KeralaWhat options I have? Please advice

If there is a proper gift deed in place executed by X favg Y for road access the same can be taken in to account, in the absence any such deed it will be a perennial problem.
