I am planning to purchase a 30*40 plot in Yelhanka Bangalore, total cost coming around 30 lacs, I have paid token advance of Rs.10000/- and given property documents for legal opinion and legal opinion came good. Know I have to enter in to Sale Agreement with seller by paying 5 lacs as advance. Please advise me what the clauses i need to add in that and time I need to take, because i am applying for house loan from bank.
