Sale agreement - seller is reluctant

Dear Sir, We entered into a property deal based in Allahabad city and we have a sale agreement for 3 years limit mentioned on the agreement. The 3 years limit is about to expire in Sep'2016 and Seller is reluctant to execute the deal. The agreement was done properly and we have already paid 13 lacs in advance and stamp of approx 128000 INR was used during registration. What are legal strength in such agreement and can we get this land and possession before expiry of agreement ? Thanks in Advance.

You can arrange to send a legal notice for execution of agreement. Wait for  their reply in a specific time and proceed further to file a case in civil courts for implementation of the agreement.

Thank You Sir for your response. I have one more query with regards to this. We had two witnesses who signed the original agreement three years back in Sep'2013.One of them who was about 70 years old and was from our side , died naturally last year.

The second witness who signed the agreement is a nephew of Seller. Will that have any complications in enforcing the execution of agreement?
