Sale deed and possession

registered sale deed was executed by my client suraj to pavan mithra.but pavan didnt take the said sale deed possession.adanganal,pahani,tax etc where still paid in the name of my client,my client is paying al the land tax etc. from 3 years.the buyer didnt gave even one application to panchayath office or mro office to obtain possession.sale deed was executed in 2011 april but still in revenue records my client is real owner as the buyer is not intersted to change revenu records. 

my ? is whether my client can cancel sale deed?

my client register again by using land tax bills?

no. if sale deed is cancelled by the vendor only, its no validdity.  the cancellation of sale deed shall be executed by the both vendor and vendee other wise the sale deed be cancelled by a court of law.  in this case the responsibility of the property is the buyer i.e. pavan mitra.  so for your query 1.  no  for query 2. no.

ya its corrct sir but also if buyer is not interested on the property and went to foreign

after how many years after tax payment can again seller can get his ownership?

is lawyer had any chance to misuse his client signature, i mean if he asks the client to keep in empty paper signature and if he says papers are for court purpose
