Situation :
We had a colobartion agreement with the local builder, according to which we have to give him 2nd floor.
but now half of the construction has been done only, he has taken 2 years to do it , so we had a dispute.
Now , settelment is he will give us the money for the rest of the construction left ,and then we will sign the sale deed.
Built up area : Parking, upper ground, 1st , 2nd , 3rd
Area: 80 yrds
Problem:
According to the sale deed he has provided to us there are many claws which are not right.
But he is saying this is compulsory according to the law.
1. 1. Please help me with a sale deed basic format , so that I can verify the necessary / compulsory claws.
2. 2. And what more precautions we should take before signing the sale deed.
3. 3. Please refer to the image attached I have highlighted one point.
4. 4. Point 11. Should not be there according to us .
