Sale of property

Dear Legal Experts,

Please guide me for the following issue, 

If there is a civil suit on the Agri land,  that don't have merits,  demanding 50% share on the self earned property by daughter & wife,  ( wife and daughter not staying with property owner husband due to mis-understanding ), just creating trouble they file civil suit in the court,  but last 3 years the case in the court just changing the dates,

There is no injunction application for stopping to sale the land,

What happens If I sale the Land if the buyer is willing to BUY..

What are the risk and pre-cautions to be taken by me and by Buyer..?

If it good to give advertisement by Buyer's lawyer in the local news paper, asking any one have any objection they submit / raise to lawyer,  If there is "No Objection from any one up to 15 days" then can the Buyer have advantage ?

Is it the kind of step can help / protract buyer for future litigation if any..?

If the property is sold out during pendency of the suit, doctrine of lispendence will apply. Therefore, the purchaser step into the shoes of vendor and the judgment of the said suit will also binding on him.
