Sales Deed and Registration

What is the fast & result orentied procedures for Obtain Registered Saledeed From Builder?

Yet not provided any  Registered Saledeed of my flat from builder I Want to sale my flat.

Please Anyone Suggest Perfect Solution

U can not registered sale deed without B.U.Permission from Authority, and if u registered sale deed u take a possession subject to possession after obtain B.U.Permission.

AND

U sale your flat another person in this time u inform the builder if builder is agree with u, u can do this but the sale deed make between directly Builder and New Purchaser in this tipy case some condition apply between u and builder.

Thank You Sir.Please find details as below for more clear cut Solution

 

  1. B.U.Permission from Authority is ok as per builder
  2. Taken a possession of flat & possession letter from builder
  3. Municipal Bill on my name

But Builder is not Providing Sale deed to all Flat Owner Since 10 Years Due to Some flat member's flat loan pending (loan lender is builder) . But Builder is not interested for sales deed.

Now What Can I do for my flat sales deed from Builder? Can I Directly Register my Flat on Base of Municipal Bill & Possession Letter (With out any sales deed of builder but on base of Municipal Bill & Possession Letter).

Builder registered a sale deed who has pay a loan amount and the other member who has pay loan amount they have pay this amount directly to the bank / finance company / any and take NOC from them then builder registered a sale deed in your favour.

  1. I Had Purchase Flat in 1998
  2. I Had Paid all Amt in 1998 Through Cheque in One Time Payment
  3. I Had Get Possession in 1999
  4. I Had Get Possession Letter in 1999 (No Any Dues From My End Mention in Possession Letter)
  5. B.U.Permission from Authority is ok as per builder
  6. Municipal Bill on my name

Problem is that Builder Had not Done Sales Deed And Not Registar Any Sale Deed.

Query

I Want to Registar My Flat Sales Deed in Sub-Registar. And I Want to Get Sales Deed From Buider

What Are  All Procedures for Above Problems & Query Solution? Please Explain in Details.
