Share certificate in chennai

Hi,

 

I have a Residential flat in Chennai and stay abroad most of the time. I want to understand from this esteemed group two things:

a. Is a share certificate mandatory to be issued by a Registered Housing society in Chennai? I checked with my society but all they seem to be issuing is ID cards. 

b. The maintenance charges are being borne by the tenant at the moment, do the receipts need to be kept by me?

Dear Sri. Pratik,

Greetings,

Please ensure that you maintain all receipts regarding your flat with you. This includes, Property tax, CMWSSB, EB and maintenance charges receipts. All these payments should be made in YOUR name and the receipts handed over to you.

If the ID card issued bears your membership number and your society subscripttion, that should be sufficient.
