Society maintenance increment and repair charges

 

Hi

I own a shop whose area is less than the smallest flat in the society.Earlier the maintenance was half of the flats bt now they have suddenly increased to 500 which is same as that of flats. Also the shop does not have any water connection, No security services, no sweeper services and has own electric meter.

Also the drainage repairs inside the society was done and they charged the shop which i objected.

The society has raised funds for electrical repairs for the meters of the society and they have charged the shop for the same in spite of our private meter. 

Which i have objected. I have asked them to increase the maintenance proportionally based on the prev maintenance.

Just want to know can they do this? also does shops maintenance should be twice that of flats?

the society in its general meeting or AGM must be passing such resolutions of hike in the monthly maintenance fee. you need to ask other shop owners to come together and ask the secretary/chairman to look into the issue of such hikes on the shops.

 

you all shop owners need to ask together otherwise it would be dificult for you to get it done alone.

 

You must be using common toilet/bathroom as provided by the society. therefore, water charges need to be borne by the shop owners too.

 

But the hike should be reasonable and should not be discriminately charged to the a particular member. if that is the case then you need to object the same by sending legal notice.
