Subdivid land or split the land

Hello All,


I am planning to sell a half of my land. Total land is 2400 SQFT on that buyer is intrested to take the 1200 SQFT. In order to sell the half do i have to go through any subdivsion process? Or just porceed with registration/Stamp duty and sell it. Please note that the land is not approved yet, as buyer is willing to get it approved on his own.

if buyer  is ready sell the property. they apply and get subdivision patta.

Sorry, am not very clear. You mean the owner have to do the subdivision before selling it? Please clarify.

before sale they have no any right  it will definetly after sale only.
