Tdi kundli - building asking for 12 lac for increase in area

I had purchased a floor at TDI, Kundli in the year 2010 and now ready for possession.  Through possession letter, building is demanding 12 lac rupees instead of 2 lac rupees as final instalment on grounds of area increase which he says that super area has been increased by 317 sq.ft. and I will have to pay @ 2285 per sq.ft.  Besides this, he is demanding club membership @ 75000 which is mandatory besides service tax since the time of registration i.e. 1.7.2010.   I find the demand unreasonable and deliberate attempt to extract money from consumers in the name of increase in area.  Moreover, the cost of the floor was 21.60 lac and floor is 194 sq.yards on which he agreed to built 897 sq.ft. initially.

Can anybody pls. help whether the demands raised by builder and increase in area is genuine and what should I do?
