Token amount dedcuted

Dear professional, Please advise legal remedies for following situation. We were looking for rent property. We found 2BHK unfurnished flat. 10 K was given as token amount. But there was not agreement that's in case of cancellation token amount will be deducted. in two days we found better flat with better facilities( read kitchen trolleys. need it due to my small baby) We informed the owner and requested retrun of money. He told us full token amout will be deducted. when we mentioned this was not metioned in any of the mail communication nor communicated by you. he agreed to return if we find tenant for his flat. We have given more than 30+ contacts. He has finalized the deal . But now he is not answering our calls nor replying to mails & whatspp messages. I think you should go to consumer Court where less expenses occurred.this is a simple opinion but follow any expert experience

it is not maintainable before consumer court as there is no service provided. u should issue notice of demand and threaten for criminal action for offences comitted under ipc

It is a repeated query which was already replied. The act of landlord is illegal and he is bound to return the token amount. You are under no obligation to arrange tenant for him.
